A Washington Real Estate Broker License is required of individuals who perform any act specified in the definition of a “broker”, but who perform such acts with the sponsorship of a managing broker. For the purposes of the License Professor, a broker is similar to sales agents in other states. Purchasing our sales agent package and selecting Washington will provide you with national exam prep questions as well as Washington-specific broker questions.

  • Be 18 years of age or older.
  • Complete a 60 clock-hour course in real estate fundamentals. Clock hours must be completed within 5 years prior to application for examination.
  • Obtain a Candidate Handbook, which contains the examination application. Have your school stamp and complete the required information on the Examination Application.
  • Pass the examination. Those who pass the exam will receive information on how to apply for a license.
  • Complete and submit the Real Estate Salesperson Application with the appropriate fee.

A Washington Real Estate Managing Broker License is required of individuals who want to assume supervisory responsibilities for broker licensees in one or more offices. The candidate must have been an actively licensed broker for two of the last three years and be in good standing. For the purposes of the License Professor, a managing broker is similar to brokers in other states. Purchasing the broker package and selecting Washington will provide you with national questions as well as Washington-specific managing broker practice questions.

  • Be 18 years of age or older.
  • Have a high school diploma or equivalent.
  • Have a minimum of 2 years of full-time experience as a real estate salesperson in Washington or in another jurisdiction having comparable requirements.
  • Complete 120 clock-hours of instruction in real estate including:
    • 30 clock hours in real estate law
    • 30 clock hours in brokerage management
    • 30 clock hours in business management
    • 30 clock hour in an approved elective course
  • Obtain a Candidate Handbook, containing the Candidate Examination Document, from promissor.com, the Department of Licensing, or the course provider. Examination instructions provided in the handbook require brokers to verify 2 years of experience.
  • Submit the completed Candidate Examination Document and proof of education.
  • Pass the examination. Results are valid for 1 year from the date of passing the examination.
  • Complete and submit the Real Estate Broker Application with the appropriate fee.

The broker exam contains 100 national questions and 30 state-specific questions. Each question is judged by experts for what would be a score for a “minimally competent practitioner” (MCP) based on their difficulty. The minimum passing score is then computed by averaging these judgments.

The managing broker exam contains 10 national simulation problems and 5 state simulation questions. A minimum passing level (MPL) is assigned by experts, who judge questions based on Information Gathering (IG) and Decision Making (DM). The MPL for IG and DM are added together, to create the overall minimum passing level.

Just because you have a criminal record, it does not mean that you will be prevented from receiving your license. It is always best to provide details on your application. If you are unsure, you can always call the commission to clarify what type of convictions are allowed, and which are not.

You are given a total of 3.5 hours for the broker exam. This means you have a total of 210 minutes to complete the real estate license exam.

You are given a total of 4 hours for the managing broker exam. This means you have a total of 240 minutes to complete the real estate license exam.
