How to Obtain a Oregon Real Estate License
PRE-LICENSE EDUCATION
Broker Applicants
Broker applicants must complete a 150-hour course of study that consists of the following modules:
- Oregon Real Estate Practice (30 hours)
- Real Estate Law (30 hours)
- Real Estate Finance (30 hours)
- Contracts (15 hours)
- Agency (15 hours)
- Property Management (10 hours)
- Real Estate Brokerage (20 hours)
Courses may be completed through:
Oregon Private Career Schools.
To satisfy the requirements at an Oregon private career school, applicants must complete the course of study, including a final examination in each of the modules, and submit an original course completion certificate to the Agency. With the exception of Real Estate Finance, modules completed prior to July 1, 2002 are not accepted to satisfy the education requirements. An approved Real Estate Finance course completed at an Oregon private career school between July 1, 1978 and June 30, 2002 is accepted to satisfy that module.
Community Colleges, Colleges and Universities
In-State
To satisfy the requirements through an Oregon community college, college or university, applicants must complete the course of study, including a final examination; achieve a minimum grade of "C;" and submit an original official transcript or original grade slip. With the exception of Real Estate Finance, modules completed prior to July 1, 2002 are not accepted to satisfy the education requirements. A Real Estate Finance course completed at a community college, college or university between November 1973 and June 30, 2002 is accepted to satisfy that module.
Out-of-State
Only the Real Estate Finance module may be satisfied at an out-of-state community college, college or university. However, the same acceptable dates listed for in-state institutions apply to out-of-state institutions.
Sole Practitioner Broker Applicants
Sole Practitioner Broker applicants must have completed the requirements listed for Broker applicants and have three years licensed experience (out-of-state experience is acceptable with certified license history).
Principal Broker Applicants
Principal Broker applicants must have completed the education requirements listed for Broker applicants, completed a 40-hour Brokerage Administration and Sales Supervision course approved by the Agency, and have three years licensed experience (out-of-state experience is acceptable with certified license history). The Brokerage Administration and Sales Supervision Course may also be used to meet continuing education requirements.
VERIFICATION OF COURSE WORK:
Applicants are responsible for assuring that original course completion certificates or transcripts are submitted to the Agency. Schools do not automatically provide verification to the Agency. Verification of course work may be submitted when the course is completed at any time during the application process, but must be submitted before a license may be issued.
POST-LICENSE EDUCATION
Broker, Sole Practitioner, and Principal Broker Licensees
Broker, Sole Practitioner, and Principal Broker licensees must complete a post-license 30-hour Advanced Real Estate Practices course approved by the Agency due at the licensees' first license renewal. The Advanced Real Estate Practices course may also be used to meet continuing education requirements, if approved by the certifying licensee.
